Are the templates free?
Yes. Download and use them as they stand. In Estate Manager the same documents are filled in for you from the meeting, the register and the record.
Is a template legal advice?
No. The templates follow the Act and the 2016 regulations, but a scheme's own rules may differ, and an attorney should advise on anything unusual. General information, not legal advice.
Which proxy form must a body corporate use?
An appointment of a proxy must be substantially in the form of Form C of the regulations (rule 20). The template follows that form.
What goes into a ten-year maintenance plan?
Rule 22 asks the body corporate to prepare a written maintenance, repair and replacement plan for the common property. The workbook lists the major capital items with their condition, expected life and replacement value, and an amount for each of ten years, which gives the year's contribution that rule 22(2) sets, item by item.
Do the tools store what I enter?
No. The calculators run in your browser, and nothing you enter is sent anywhere.
